Aberdeen Investments and Weave Living Establish New Partnership to Acquire Six Residential Properties in Central Tokyo, Expanding Japan Real Estate Footprint

Aberdeen Investments ("Aberdeen"), a global specialist asset manager, today announced the acquisition of six modern residential properties in central Tokyo in partnership with Weave Living, on behalf of a large European investor that is a long term partner of Aberdeen in the region, further expanding both firms’ living sector investments in Japan.

Japan's residential market continues to demonstrate strong fundamentals, supported by persistent housing undersupply, ongoing urbanisation and favourable policy conditions. High construction costs and labour shortages are limiting new housing supply, while demand for rental accommodation continues to increase, particularly in Tokyo, driven by inward migration, the growth of single-person households and sustained investor interest.

Against this backdrop, residential rents in Tokyo have continued to rise, broadly in line with household income growth, while asset pricing has remained resilient despite higher interest rates. In the first quarter of 2026, average occupancy rates across Tokyo's 23 wards, the heart of the city, rose by 0.6% quarter-on-quarter to 96.8%, while occupancy in the Central Five Wards increased by 0.4% to 96.4%. Average rents in Tokyo's 23 wards increased by 1.3% quarter-on-quarter and 3.3% year-on-year, while rents in the Central Five Wards rose by 0.5% quarter-on-quarter and 4.1% year-on-year.1

The newly acquired assets comprise 275 residential units well located in central Tokyo and were secured off-market through Weave Living’s proprietary deal pipeline. Situated within Tokyo's 23 wards, including Shinjuku, Nakano, Suginami and Toshima, all six properties were completed between 2023 and 2026 and are located within a 10-minute walk of the nearest railway station. To optimise net operating income (“NOI”), five of the assets will be operated as furnished flexible rental apartments managed under Weave Living’s urban branded residential offering – Weave Place – to meet growing demand for flexible living solutions, while the remaining asset will continue to operate as a traditional built-to-rent residential property.

The latest acquisitions further strengthen Aberdeen's position in Japan's living sector. During 2025, the firm acquired three individual residential assets as well as a portfolio of 29 residential properties. As at the end of June 2026, Aberdeen's Japan living portfolio comprises 57 properties with a total valuation of approximately JPY150 billion (US$920 million). For Weave Living, the transaction extends a rapid build-out in Japan, where it has grown its portfolio to approximately JPY110 billion (US$680 million) since entering the market in 2023.
